
🔴 Septic inspections should be performed at every scheduled septic tank pumping and emptying. While it may not seem important to have this done if you aren’t experiencing problems, it can save you (the seller) a lot of money when the time comes to sell your home.
🔴 A septic system inspection should be performed by a professional. General home inspectors don’t have the training necessary to look for cracks, check the fulness of the tank, inspect the baffles and tank size, and see possible ground contamination.
🔴 When done early, problems found during an inspection can be resolved before the septic tank, system, and drain field need to be replaced, a very expensive task.
🔴 The seller is typically responsible to pay for any repairs to the septic system, but it can be negotiated. In Idaho, sellers are required to disclose any known issues and buyers can legally back out of the contract if the repairs are not resolved in an agreed upon manner.
🔴 As a new owner, it is important to continue with septic inspections and regular septic maintenance to prevent the need for repairs or replacement.
